-          Get a potential tax number for foreigners

In Turkey, all foreigners must get a tax number to open a bank account and be a part of title deed transactions.

-          Open a Turkish bank account

Opening bank accounts are required only your original passport and obtained tax number.

-          Find a property for sale

If you are interested to get Turkish citizenship, you need to select a property that is worth at least 400.000USD. This does not need to be one single unit; it can be multiple units under the provisions of laws. For instance, you can combine the values of 2 different units or a unit and a workplace on one single application.

Properties must be completed, or under construction but close to the completion with Habitation License granted and Construction Servitude or Title Deed ready. Must be suitable for an Official Evaluation Report.

-          Make a pre-sale contract

Once you decided to buy a property, the parties come to a table and after the pre-sale contract will be issued based on the negotiations and the points that are agreed on.

-          Put the needed amount in your bank account

According to the latest changes in the provisions of relevant regulations; the investment amount will be put into your bank account in a foreign currency such as USD or Euro. That amount will be exchanged into TL via your issuing bank in Turkey, and then your bank will give you a certificate for foreign exchange purchase by Turkish Central Bank (to be used for citizenship process afterwards).

Or

You can directly send the amount for purchase in foreign currency and the Seller Company can take this step on behalf of you after they receive the payment of your purchase.

-          Evaluation Report is required

Either for the properties that are ready for the title deed transactions, or for the ones under construction, an official evaluation report must be undertaken by the legitimate authorities announced by the Banking Supervision Board. If you’re planning to apply for Turkish Citizenship afterwards, then you need to make sure that the evaluation report/s must show that the value of the purchase/s worth at least 400.000 USD in total.

-          Make your transactions, get your title deed

For the properties that are ready for the title deed transactions, the official fees for title deeds are %4 currently to be paid to the government. After payment phase, you will be ready to obtain your title deed/s.
